How much can I borrow:
European loans are usually based on mortgage applicants net take home income/pay and any other incomes/monies (like pensions and investments) and are calculated on an affordability basis. All your existing liabilities including any mortgage/rent payments, personal and bank loans and any maintenance payments together with your proposed European mortgage payments are normally deducted. Be aware again that there is lots of scope for flexibility with mortgages in Europe.

Bad debts:
On some occasions European mortgage lenders don't use credit checking or credit scoring machines where the merits of foreign mortgage applications are satisfactory. People with debts in their country of residence and previous bankrupts etc can have no problems at all, you are advised to make an enquiry to see how you stand with arranging a mortgage overseas even if you have bad credit.
